An environmental site assessment (ESA) is imperative to determine a property's environmental history and current environmental status before closing a transaction. A Phased Approach

MSGA provides recommendations based on documented information to assist our clients in making informed decisions regarding environmental risk management for their properties. MSGA uses a phased approach in ESAs to efficiently expedite the assessment work. In performing a Phase I ESA, MSGA strictly adheres to industry standards set forth by the American Society for Testing and Materials (ASTM). In accordance with the ASTM standard, MSGA's staff researches historical and regulatory agency records, conducts interviews with people knowledgeable about the property, and performs a site reconnaissance of the property and surrounding area to identify potential, recognized environmental conditions (RECs). If significant environmental liabilities are identified through performance of a Phase I ESA, MSGA makes recommendations to the client for conducting a Phase II ESA. A Phase II ESA may include the sampling of soil, groundwater, and/or other media. The subsequent results of the Phase II ESA lead to recommendations regarding environmental liabilities. Upon completion of each phase, MSGA prepares a report fully documenting the findings. The report typically includes maps, photographs, and an executive summary that outlines findings and summarizes recommendations.
